Commissioning Agent
M/E Engineering (is now Salas O’Brien Consulting and Engineering Group of New York, Inc.) is interviewing for a Commissioning Agent in our Rochester, NY office. We are a full-service MEP engineering firm providing design and technology services to our clients. Responsibilities
- Possesses a professional attitude showing interest in M/E's reputation and growth.
- A fully competent engineer in all conventional aspects of the area of their assignment.
- Plans and conducts work requiring judgment in independent evaluation, selection, adoption and modifications of standard techniques and procedures.
- Works with the Group Manager to finalize Project Scope and Schedule of tasks and deliverables.
- Is assisted on projects by other Engineers and/or Designers.
- Estimates workforce needs and schedules and assigns work to meet completion date.
Commissioning Project Responsibilities
- Assembles commissioning team and holds a scoping meeting to identify responsibilities for all parties.
- Develops commissioning plan and update as required.
- Chairs commissioning meetings as required.
- Reviews the owner objectives documentation for clarity and completeness.
- Coordinates the commissioning work during all phases of the project.
- Conducts reviews of the design, drawings, and specifications at various stages of development.
- Develops a design review report including all design related comments, suggestions, recommendations, and cost implications.
- Develops project commissioning specifications.
- Reviews and accepts contractor submittals applicable to systems being commissioned.
- Reviews trade coordination drawings or building model.
- Develops and distributes pre-functional checklists.
- Reviews and comments on contractor start-up and initial systems checkout plan.
- Performs site visits to observe project progress and attend selected jobsite meetings.
- Witnesses and documents HVAC piping pressure test and flushing.
- Witnesses and documents ductwork testing and cleaning.
- Documents construction checklist completion.
- Documents systems startups.
- Reviews air and water systems balancing reports.
- Develops functional performance test procedures for equipment and systems to be commissioned.
- Verifies accuracy of air and water testing and balance reports.
- Analyzes D.D.C. system trend logs.
- Coordinates, witnesses and documents functional performance tests performed by installing contractors.
- Maintains a masters issue log.
- Reviews equipment warranties and convey owner's responsibilities.
- Oversees and approves the training of the owner's personnel.
- Reviews and accepts the operating and maintenance manuals for commissioned equipment.
- Compiles a commissioning record, which includes a summary report, listing of all outstanding non-compliance items along with recommendations for improvements. Each non-compliance issue shall be referenced to the specific functional test, inspection, trend log, etc., where the deficiency is documented.
- Includes Issues log, commissioning plan progress reports, submittal and operating and maintenance manual reviews, training record, test schedules, construction checklists, start-up reports, functional test procedures, and trend log analysis.
- Coordinates and supervises required off-season or deferred testing.
- Conducts 10-month to 12-month warranty period review.
- Develops a pre-warranty expiration report outlining any deficiencies that should be brought to the attention of the representative contractor(s) prior to warranty expiration.
- Performs all other related duties as assigned.
Retro-Commissioning Projects
- Documents building current operating conditions.
- Performs site surveys of building systems.
- Develops retro-commissioning plans and testing documentation.
- Performs system diagnostics and field testing.
- Develops a final report addressing results of retro-commissioning process and recommendations for system improvements.
- Provides owner training regarding proper system operation and maintenance.
- Compiles a client system manual to use as a tool in long term system operation and maintenance.
- Performs all other related duties as assigned.
Education and Experience
- Bachelor's or Associate's Degree of Applied Science preferred.
- Four years of experience in project commissioning or design.
- Possesses at least one Professional Commissioning Accreditation.
- Preferably has a LEED AP BD+C.
Compensation Range
- The compensation range for this position is $70,720 to $93,600 per year.
